I Contact the Owner and Visit

I personally reach out to the property owner, visit the home and land in person, and sit down with them to make a fair, no-obligation cash offer. There's no high-pressure sales pitch. I explain the entire process step by step, answer every question honestly, and give the owner all the time they need to decide. This isn't a call center reaching out from three states away — I'm a local buyer who shows up, looks them in the eye, and treats them with respect.

The moment I close the transaction with the seller, your $1,000 is ready. Most deals close within 7 to 14 days after the owner accepts the offer, so you won't be waiting long.

No obligation, no penalty, no hard feelings. Sometimes deals don't work out — the owner changes their mind, the property doesn't qualify (for example, they don't own the land), or we can't agree on a price. If the deal doesn't close for any reason, you owe nothing and there's no impact on future referrals. You're always welcome to refer other properties.
