Terms and conditions for using our website and services

Effective Date: March 7, 2026 | Last Updated: August 25, 2026

Welcome to We Buy Doublewides (www.webuydoublewides.com), a service of Oettinger Management Group. By accessing or using our website, you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, please do not use our website.

1. Acceptance of Terms

By accessing, browsing, or using this website, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. We reserve the right to modify these Terms at any time.

2. Description of Services

We Buy Doublewides allows property owners to request a direct-purchase evaluation for a manufactured home and the seller-owned land beneath it. Our core service area is roughly 50 miles from Jeffersonville, Indiana, across Southern Indiana and the Louisville/Kentuckiana region. Properties outside the core area are considered individually.

We only purchase manufactured homes where the seller owns the land. We buy the home and land together as one transaction. We do not buy homes in mobile home parks, trailer parks, or on rented or leased land.

3. Contact Forms and Submissions

When you submit information through our contact forms, you represent that:

  • The information you provide is accurate and complete to the best of your knowledge.
  • You have the legal authority to inquire about selling the property, or you are authorized to act on behalf of the property owner.
  • You consent to being contacted by Roger or We Buy Doublewides by phone, email, or text message at the contact information you provide.

Submitting a form does not create a binding agreement to sell your property.

4. No Guarantee of Offers

Submitting your property information does not guarantee that we will make an offer. All offers are subject to our evaluation of the property. Any offer we provide is non-binding until a formal purchase agreement is signed by both parties.

5. No Obligation

There is no cost or obligation for requesting an evaluation. You may accept or decline an offer. We Buy Doublewides does not charge the seller a company fee or sales commission. A written offer and closing statement identify any transaction costs and valid mortgages, liens, taxes, or other payoffs that affect the seller's net.

6. Intellectual Property

All content on this website is the property of Oettinger Management Group or its content suppliers and is protected by copyright laws. You may not reproduce, distribute, or modify any content without our express written permission.

7. User Conduct

You agree not to:

  • Use this website for any unlawful purpose.
  • Submit false, misleading, or fraudulent information.
  • Attempt to interfere with the proper functioning of the website.
  • Use automated systems to overload the site, evade access controls, collect personal information, or violate applicable law.
  • Impersonate any person or entity.

Ordinary search-engine, accessibility, archival, research, and AI crawling that follows our published robots.txt and does not disrupt the service is permitted.

8. Disclaimer of Warranties

This website is provided “as is” and “as available” without warranties of any kind, either express or implied.

9. Limitation of Liability

To the fullest extent permitted by law, Oettinger Management Group, We Buy Doublewides, Roger, and their officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages.

10. Indemnification

You agree to indemnify, defend, and hold harmless Oettinger Management Group, We Buy Doublewides, Roger, and their officers, directors, employees, and agents from any claims arising out of your use of the website or violation of these Terms.

11. Third-Party Links

Our website may contain links to third-party websites. We do not endorse or assume responsibility for third-party content.

12. Governing Law

These Terms shall be governed by the laws of the State of Indiana. Any legal action shall be brought in the courts of Clark County, Indiana, or the United States District Court for the Southern District of Indiana.

13. Severability

If any provision of these Terms is found invalid, the remaining provisions continue in full force and effect.
