The fit
Home and land together—never a park or move-only home.
Owning the land does not automatically make an Indiana manufactured home real property. The home may still have an active BMV title, or the title may have been retired through a valid conversion process. The closing company checks the deed, BMV status, owners, liens, taxes, and any recorded conversion before a closing date is promised.
What does not fit
A home in a park, on rented or leased ground, sold separately from the land, or offered only for removal or hauling.
What determines timing
Owners, deed, active title or conversion record, liens, taxes, estate or court authority, occupancy, and the closing professional’s requirements.

Start with the title status.
An active titled home and the land deed may need to be transferred together. A home whose title was properly retired may transfer with the real estate. If the paper title is lost, the current owner may use the BMV’s State Form 205 duplicate-title route; a duplicate does not change owners or remove liens.
