Privacy Policy

We Buy Doublewides is a service of Oettinger Management Group (“we,” “us,” or “our”). This policy describes information handled through webuydoublewides.com, its forms, and related phone, text, and email conversations.

Information you provide

• Contact information: name, phone number, email address, and communication preferences.
• Property and transaction information: address, ownership of the land, home type and condition, occupancy, desired timing, photos or documents you choose to provide, and notes about the potential sale.
• Referral information: a referrer's details and a seller's contact/property information. Our referral form requires the referrer to confirm permission to share the seller's information.
• Other program information: details submitted through wholesaler, land, house, calculator, or other specialized forms.
• Communications: the content and metadata of calls, texts, emails, and follow-up notes.

Information collected automatically

The site and its hosting, security, and measurement tools can collect IP address, browser and device information, approximate location derived from network data, referring page, pages and links viewed, form-interaction and conversion events, timestamps, cookies, and similar identifiers.

How we use information

• respond to inquiries and determine whether a property or referral fits our business;
• communicate by phone, text, or email about the inquiry;
• evaluate, document, and close a potential transaction;
• prevent spam, fraud, abuse, duplicate submissions, and missed lead delivery;
• measure site performance, advertising, calls, forms, and conversions;
• maintain business, tax, legal, security, and transaction records; and
• comply with law and protect people, property, and our rights.

Analytics and advertising measurement

The live site uses Google Tag Manager and Google Analytics 4. It also uses Meta measurement technology, including browser and/or server-side conversion events. These providers may receive device, browser, page, event, cookie, IP-derived, and hashed contact data as configured for measurement, attribution, fraud prevention, and advertising services.

Review Google's Privacy Policy and Meta's Privacy Policy for their practices. You can use browser cookie controls, privacy or content-blocking tools, and the Google Analytics opt-out add-on. Blocking measurement cookies does not prevent you from calling, texting, or emailing Roger.

Service-area map lookup

If you choose to use the address checker on the service-area map, the address you enter is sent directly from your browser to OpenStreetMap's Nominatim geocoding service so the map can estimate distance from the Jeffersonville office. We Buy Doublewides does not receive that lookup address unless you separately submit it through one of our forms. OpenStreetMap may process technical request information under its own privacy policy.

How information is disclosed

We do not sell personal information for money or operate as a lead broker. We may disclose information to:

• hosting, security, analytics, advertising-measurement, email, communications, and data-service providers working for the business;
• title companies, attorneys, accountants, contractors, lenders, insurers, government offices, or other transaction participants when relevant to an inquiry or authorized transaction;
• affiliated businesses when a visitor asks about a service outside We Buy Doublewides' manufactured-home-and-land scope or consents to that routing;
• law enforcement, courts, regulators, or other parties when required by law or reasonably necessary to protect rights and safety; and
• a successor in a merger, financing, reorganization, or sale of business assets, subject to applicable law.

Please do not submit another person's contact information unless you have permission to do so.

Phone, text, and email

When you submit contact information, you authorize responses about that inquiry through the channels you provide. Message and data rates may apply. Reply STOP to an automated or recurring text to opt out of those texts, or tell Roger directly that you do not want further marketing follow-up. Transactional or legally required communications may still be sent when appropriate.

Retention

We retain inquiry and transaction information for as long as reasonably needed to respond, evaluate the property, prevent duplicate or fraudulent submissions, maintain transaction and tax records, resolve disputes, and satisfy legal obligations. Retention varies by the record and whether a transaction proceeds. Analytics and advertising providers retain information under their own configured settings and policies.

Security

We use administrative and technical safeguards intended to protect information, including encrypted web transport. No website, email, text, or storage system can be guaranteed completely secure. Do not send Social Security numbers, bank credentials, or unredacted identity documents through a general website form.

Your choices and requests

You may ask what contact or property information we maintain about you, request a correction or deletion, or opt out of marketing follow-up. Some records may be retained when needed for a transaction, security, tax, legal, or other legitimate purpose. We may need to verify your identity and authority before acting on a request.

Children

The site and property-buying service are intended for adults. We do not knowingly solicit personal information from children under 13.
