About these numbers. There are roughly 18,427 manufactured and mobile homes across the 11 Kentucky counties we buy in. Counts are mobile-home housing units from the U.S. Census Bureau, American Community Survey 2023 5-Year Estimates, Table B25024 “Units in Structure,” shown with the Census margin of error. They count all manufactured homes, including homes in parks and on rented lots, which we do not buy — so treat them as a picture of how common these homes are locally, not as a count of homes we would purchase.

Kentucky titles go through the county clerk.
This is the part that stops most Kentucky manufactured-home sales, and it works differently here than it does across the river in Indiana. In Kentucky, a manufactured home title is handled by the county clerk’s office — not a state motor vehicle branch — and the transfer runs on state form TC 96-182. If the home was never converted from personal property to real estate, or the title is lost, or it is still in the name of a parent who has died, that paperwork has to be untangled before anyone can buy it.
Most retail buyers walk away at that point. We don’t — we deal with clerk’s offices in these counties routinely, and a title problem is a reason to call us, not a reason to put it off.
