> We Buy Doublewides is Roger Choate's local direct-buying business for manufactured homes sold together with seller-owned land. The core service area is roughly 50 miles from the office in Jeffersonville, Indiana, including parts of Southern Indiana and the Louisville metropolitan area.

Essential fit rule:

The seller must own the land, and the manufactured home and land must sell together. We Buy Doublewides does not buy homes in parks, on rented or leased lots, as home-only purchases, or for move-only/haul-away transactions. An address inside the planning radius does not guarantee fit.

Transaction facts:

- Roger reviews the property and ownership records before making a written offer or promising a closing schedule.
- Homes may be considered as-is; this means the seller is not asked to make repairs for the buyer. Roger still visits and assesses the property.
- No company commission is charged. Liens, taxes, loan payoffs, title work, agreed closing charges, and other settlement items can affect the seller's net proceeds. The settlement statement should be reviewed before signing.
- A missing or unclear manufactured-home title usually must be resolved through the applicable state, county, court, lender, or estate process before a normal transfer can close. We Buy Doublewides cannot bypass ownership requirements.
- If foreclosure is pending, a signed contract does not stop it. Only a completed sale with an accepted lender payoff before the scheduled sale may stop the foreclosure, and no credit outcome is guaranteed.
